We recently completed the preparation of a technical plan for the commissioning of a multi-apartment residential building in the "Zvezdny" district. The customer's task was standard — register the building in the cadastral record and obtain USRN (Unified State Register of Real Estate) extracts for the building and all premises.
But projects like this always have their nuances.
What did we do?
We carried out geodetic surveys and measurement works for all premises — both residential and non-residential.
Based on the measurements, we prepared:
- floor plans
- premises schedules
- a description of the building's technical characteristics
The technical plan included information on all objects at once:
apartments, non-residential premises, parking spaces, and storage units.
A separate point that often raises questions among developers: common areas (staircases, elevator lobbies, stroller rooms) are not registered in the cadastral record as separate objects, but their characteristics are necessarily reflected as part of the building.
To ensure the facility could be fully operated, we also prepared documentation for the cadastral registration of the utility networks serving the building.
For this, we developed:
- site plans showing the location of the land plots on the territory's cadastral map
- documents for obtaining decisions on their use.
As a result, the customer received a complete package of documentation for submission to the architecture department, including:
- the technical plan of the multi-apartment building
- as-built drawings
- a technical and economic indicators (TEI) statement.
This made it possible to move on to the next stage — cadastral registration and registration of ownership rights to the apartments.
When commissioning a multi-apartment building, it is important to bear in mind in advance that the technical plan is prepared not only for the building itself, but simultaneously for all premises within it. Errors at this stage often lead to delays in registering apartments and handing them over to homebuyers.
