Inspection of buildings and structures is a set of engineering and technical activities aimed at assessing the actual technical condition of a facility, determining its load-bearing capacity and degree of physical deterioration, and evaluating the possibility of its further operation, reconstruction, or major overhaul.
The work is performed in accordance with the requirements of GOST 31937-2024, SP 13-102-2003, FZ-384, and applicable codes of practice.
Inspection of Buildings and Structures
Professional technical inspection of building structures throughout the Russian Federation. A full range of services for facilities of any purpose and scale — from historic buildings to industrial workshops, shopping centers, and bridges. The purpose of the inspection is to obtain a reliable assessment of the actual condition of structures, identify defects and their causes, and determine the load-bearing capacity and technical condition category. Our studies make it possible to substantiate operational safety, develop effective solutions for reconstruction/repair and strengthening, and ensure successful completion of expert review and approvals.
Inspection of buildings and structures is required:
- Before reconstruction, major overhaul, or declaring a building unsafe;
- When loads change (expansion of production, changes in technology or structural layout)
- After emergency impacts (fire, flooding, explosion)
- When dangerous deformations are detected (cracks, subsidence, tilting)
- To extend the service life or commission a facility after downtime
- To assess risks when buying, selling, or insuring real estate
- At the request of judicial or supervisory authorities, or state expert review bodies
Scope of Building and Structure Inspection Work
1. Preparatory Stage
- Analysis of design, as-built, and operational documentation
- Study of the history of construction, repairs, and emergency situations
- Engineering reconnaissance of the facility
- Preparation and approval of a detailed inspection program
2. Visual Inspection
- Detailed examination of all load-bearing and enclosing structures
- Recording of defects and damage (cracks, corrosion, deflections, failures) referenced to the structural axes
- Photographic documentation and completion of defect lists
3. Instrumental Inspection
- 3D scanning of the facility;
- Additional dimensional surveys (geodetic measurements of tilts, settlements, and deformations (total stations, levels)
- Non-destructive testing of material strength (sclerometry, ultrasonic testing)
- Determination of concrete cover thickness and reinforcement diameter
- Measurement of structural deflections and crack openings (crack gauges)
- Thermal imaging inspection (if required)
4. Laboratory Testing
- Sampling and laboratory testing of concrete, brick, and metal specimens
- Determination of the actual strength characteristics of materials
- Assessment of the corrosion condition of reinforcement and steel structures
5. Desk Processing and Calculations
- Systematization and analysis of all field and laboratory data
- Verification calculations of load-bearing capacity using LIRA/SCAD software
- Assessment of compliance with current standards (SP 20.13330, SP 63.13330, etc.)
- Determination of the technical condition category of the structures and the facility as a whole
6. Preparation of the Conclusion
- Development of the text section with conclusions and substantiated recommendations
- Preparation of graphic appendices (plans, defect diagrams, photo tables)
- Issuance of a complete Technical Report (Conclusion) for the client
Results of Building and Structure Inspection
- Technical Report (Conclusion) in hard copy and electronic form, compliant with the requirements of SP 13-102-2003
- Technical condition category of the structures (sound, serviceable, limited serviceability, unsafe)
- Verification calculations and analysis of the causes of defects
- Clear recommendations on repair, strengthening, or changes to operating conditions
- A complete documentation package accepted by design organizations and state expert review bodies
Our Advantages:
- Qualified civil engineers with 10+ years of experience in inspecting complex and industrial facilities
- Modern diagnostic equipment: sclerometers (Schmidt, ONIKS), ultrasonic flaw detectors, concrete cover meters (IPA-MG4), laser scanners, and total stations
- Full service cycle: from visual inspection and instrumental measurements to verification calculations and development of recommendations
- In-house accredited laboratory for materials testing (concrete, metal)
- Guaranteed passing of expert review: reports comply with SP 13-102-2003, GOST 31937-2024, and regulatory requirements
- Consultations at every stage: assistance in drafting the terms of reference and interacting with supervisory authorities and design engineers
The cost of building and structure inspection is determined individually and depends on:
- The purpose and type of inspection (visual, instrumental, comprehensive)
- The function, area, and number of floors of the building
- The scope of instrumental measurements and the need for laboratory testing
- Requirements for the level of detail of the calculations and final report
- The urgency of the work
Our specialists will prepare an accurate cost estimate after reviewing the terms of reference or inspecting the facility.
